Across the river

Emu Plains sits on the western side of the Nepean River, between the river and the lower Blue Mountains. Much of it was developed through the 1970s and 1980s, with family homes on generous blocks. As the land rises towards Leonay and Emu Heights, split-level and sloping-block homes become more common.

It is a quieter, leafier setting than the suburbs east of the river, and the housing reflects that: larger homes, bigger backyards, more variety in construction.

The typical Emu Plains bathroom

On the flat. A single-storey brick veneer home on a slab, main bathroom off the hallway, separate toilet, built-in bath and shower recess. Often original, or with a 1990s refresh.

On the slope. A split-level home where the bedrooms and main bathroom are half a level up from the living areas, often on a timber floor over a garage, rumpus room or subfloor.

Double brick. Some Emu Plains homes are double brick, which means solid internal walls that are harder to chase for new plumbing or wiring.

Split-level and sloping-block considerations

A bathroom on a timber floor gives flexibility: waste pipes can run through the floor space to a new position more easily than on a slab. That makes layout changes more affordable.

It also means:

• The floor is checked for stiffness and stiffened under the tiled area
• Waterproofing is done with extra care, because a leak goes into the room or garage below
• Materials may need to be carried up internal stairs
• Subfloor ventilation is checked, as damp under a bathroom can cause timber decay

Cold mornings, hot afternoons

Emu Plains sits lower and closer to the Mountains than suburbs further east, and winter mornings can be noticeably cold. Summers are still hot. That combination makes a few upgrades particularly worthwhile:

• Underfloor heating in the bathroom floor, which in a small room is a modest cost
• A heated towel rail, which also helps towels dry in a humid bathroom
• A ducted exhaust fan to remove steam before it becomes condensation on cold walls
• Ceiling insulation above the bathroom if the ceiling is opened during the job

Bushfire-prone land

Parts of Emu Plains, Leonay and Emu Heights near the bushland of the escarpment are mapped as bush fire prone. Internal bathroom work is not usually affected. If a renovation includes replacing an external bathroom window or door on a mapped lot, the new product may need to meet bushfire construction requirements. It is worth checking the property's bushfire status before ordering windows.

Asbestos

Homes built or renovated before 1990 — which includes much of Emu Plains — can contain asbestos in wet-area sheeting, eaves and old floor coverings. Bathrooms are tested before demolition and any removal is carried out by a licensed asbestos removalist.

Design for a bigger bathroom

Emu Plains homes often have slightly larger bathrooms than tighter suburbs, which gives room for:

• A separate walk-in shower and bath
• A wider vanity, even a double
• A freestanding bath where the family wants one
• A separate toilet kept for convenience

For value, keep wet-area positions where they are on a slab. On a timber floor, moving a shower or vanity is more reasonable. See vanities for storage options.

• Main bathroom, slab home: $20,000 – $30,000
• Main bathroom, split-level on timber: $24,000 – $34,000
• Ensuite: $15,000 – $25,000
