Three decades in one suburb

Glenmore Park, south-west of the Penrith town centre, began as a planned estate around 1990 and kept expanding for years. The earliest streets date from the early 1990s, and later stages followed through the 2000s and 2010s.

Most homes are brick veneer project homes on a slab, many of them two-storey in the later stages, typically with a main bathroom, an ensuite and a powder room or separate toilet.

Early 1990s homes

Bathrooms here are now more than thirty years old. They typically have:

  • A corner spa bath or a built-in bath with a tiled surround
  • A framed corner shower with a raised base or a hob
  • Beige, cream or white wall tiles to about two metres
  • A vanity with doors and a laminate or cultured marble top
  • An ensuite squeezed in off the main bedroom

These are good candidates for a full renovation. Asbestos is much less likely than in older Penrith suburbs, but if a home or bathroom was built or altered before 1990, testing is still done first.

2000s and 2010s homes

Later Glenmore Park bathrooms are usually structurally sound, with membranes installed to a more modern standard. What dates them is the fit-out: builder-grade vanities, chrome pivot screens, a single downlight, and a spa bath nobody uses.

For many of these homes, the better-value choice is a partial upgrade:

  • New wall-hung vanity with drawers
  • New tapware and shower head
  • Frameless or semi-frameless shower screen
  • Backlit mirror or mirror cabinet
  • Regrouting and resealing
  • LED lighting upgrade

That approach avoids demolition and waterproofing costs entirely, and it can be done in a few days rather than weeks.

Two-storey homes

In two-storey Glenmore Park homes, the main bathroom and ensuite are usually upstairs on a timber-framed floor. That has two effects. Moving fixtures upstairs is more affordable than on a slab, because drainage can run in the floor. But a leak lands in the ceiling below, so waterproofing needs particular care. See waterproofing.

Doing the ensuite and main bathroom together

With two or three wet areas, many families renovate the main bathroom and ensuite at the same time. Shared trade visits, skip and waterproofing set-up bring the per-room cost down. Statutory warranty on newer homes

If your home is only a few years old and a shower is leaking, check whether it falls within the builder's statutory warranty before paying for a renovation. Under NSW law, major defects are covered for six years and other defects for two years from completion. Raise it with the builder in writing.

Heat and family use

Glenmore Park summers are hot, and upstairs bathrooms under the roof get warmer still. A ducted exhaust fan with a run-on timer, good ceiling insulation and a window that opens all help. A heated towel rail is a small, well-used addition for winter mornings.
